Sales Procedures

We understand that buying a new home and going through the purchase process may not be quite as exciting as shopping for your new home, but it is rewarding!  Our step-by-step process has been established to help guide you through the Calder Ranch sales procedures so you may purchase a home in a fair and respectful manner. Below are simply step-by-step instructions.

STEP ONE: JOIN THE INTEREST LIST

If you haven't done so already, please join the interest list.  Visit our Onsite Sales Agent to select two lots you would like registered in your name.

STEP TWO: ESTABLISH PRIORITY

Contact our preferred lender and complete the qualification procedure.  Once you are 100% qualified with our preferred lender, they will notify us via email with the date your full qualification was completed.  This date establishes your priority for the two lots you selected in STEP ONE.  

STEP THREE: SALES RELEASE

With Steps One and Two completed, you are now in a position to participate in our Sales Releases.  Once the lot(s) you have selected are released for sale, you will be contacted by our Onsite Sales Agent to discuss the contract process and the next step.      

STEP FOUR: CONTRACTING

Congratulations on your decision to purchase a home at Calder Ranch!  At your contract appointment you can expect to review and sign all contractual documents, select all standard options and review all other option choices.  This appointment will generally take about three (3) hours and will require a $5,000 contract deposit for escrow.  Option deposits are separate and will vary upon the options selected. 

 

*All homes will be sold based on priority order with non-contingent buyers receiving priority over contingent buyers.

**Capital Pacific reserves the right to pre-sell homes to employees, affiliates, or subcontractors, which will be limited per phase.
